Hayden sits on the Rathdrum Prairie, over gravel left by the Ice Age floods, the same deposits that hold the aquifer much of the region drinks from. Water runs through it fast: good under a patio, hard on plants. Beds get amended soil, irrigation is zoned by plant type, and fertilizer is used sparingly.
Near Hayden Lake
Lots near Hayden Lake bring slopes, shoreline and views. Work below the high water mark needs an encroachment permit from the Idaho Department of Lands, and in unincorporated Kootenai County the first 25 feet above that mark is a shoreline management area, where the County wants a site plan for any work.
